Who it's for

Made for the applications councils ask air quality assessments for every day
🏠

New homes & extensions

Householder schemes and new dwellings where the validation checklist asks for an air quality assessment or a construction dust assessment — the most common reason applications stall.

🏢

Commercial & mixed use

Offices, retail, industrial and storage schemes needing operational screening, an energy-plant statement and a dust management plan — including HGV-generating uses.

🏙️

AQMA & London sites

Sites in or near Air Quality Management Areas get the stricter screening criteria automatically; London sites get the Air Quality Neutral benchmarks and NRMM requirements of the London Plan.

Compliance

Written to the standards councils and environmental health officers expect
Which developments is this suitable for?

Householder, minor and medium-scale applications across the UK — new dwellings, extensions, commercial and mixed-use schemes. The report provides the construction dust assessment and the operational screening/simple assessment that local authorities ask for. Very large schemes triggering detailed dispersion modelling (ADMS) may need a bespoke consultancy appointment as well.

What standards does the report follow?

The IAQM Guidance on the assessment of dust from demolition and construction (v2.2, January 2024), the EPUK & IAQM Land-Use Planning & Development Control guidance (2017), Defra's LAQM.TG(22) technical guidance, the National Planning Policy Framework and Planning Practice Guidance — and, for London sites, London Plan Policy SI 1 with the Air Quality Neutral benchmarks (2023) and NRMM rules.

Where does the air quality data come from?

Live from official open datasets at the moment your report is created: Defra's background concentration maps for your exact 1 km grid square, the national AQMA and Smoke Control Area boundaries, measured annual means from the national monitoring networks, Defra's modelled roadside concentrations, and Department for Transport traffic counts. Every source and access date is listed inside the report.

What if my site is in an AQMA?

The report detects this automatically, applies the stricter in-AQMA screening criteria, addresses consistency with the council's Air Quality Action Plan, and sets out the design and mitigation measures that make the development acceptable.

The validation checklist wanted an air quality assessment with a construction dust risk assessment for the demolition. This covered both — full IAQM method — and the condition was discharged.

Our site is inside an AQMA so I was bracing for a battle. The report applied the stricter screening automatically and the environmental health officer accepted it as submitted.

Dust management plan, mitigation schedule, the lot. Council lifted the wording straight into the decision notice. Ten times cheaper than the quotes I had.

Needed it for 12 flats next to a main road. The exposure assessment and the ultra-low NOx boiler condition satisfied the council first time.

Our dust condition had held up the start on site for a month. Sorted within a day of finding this. Faultless.
