What's the difference between planning & Building Regs?

Planning permission concerns the principle and look of your development. Building Regulations are about how it's built — structural, fire, thermal, drainage and accessibility standards.

Do I need Full Plans or a Building Notice?

For most projects we recommend Full Plans submission — it gives you certainty before work starts and makes mortgage/insurance approvals smoother. We can advise on the right route.

Will you handle Building Control submission?

Yes — we can submit to your local authority or an Approved Inspector on your behalf and respond to any technical queries that arise.

Can you produce structural calculations too?

We work with chartered structural engineers and can include calculations for steel beams, padstones and load-bearing wall removal as part of your package.

What about SAP / Part L?

We can produce SAP 10.2 calculations, U-value reports and full Part L compliance evidence — bundled with your Building Regs drawings.
