What happens at each stage of the assessment?

  1. Scoping and quotation (same day–2 days).   3. 3D modelling (1–3 days). The site, the proposal and the neighbouring buildings are built into a 3D model, using the drawings plus OS mapping, height data and site photographs.
  4. Analysis (1–2 days). The software runs the BRE tests from BR 209 (2022) against every relevant neighbouring window and room.
  5. Reporting (1–2 days). Results are written up against the BRE targets, with drawings, tables and a clear conclusion a planning officer can rely on.

The quality of the drawings

A complete, dimensioned drawing package lets modelling start immediately. PDFs with no scale, missing sections or unresolved massing all add days, because the model has to be assumed, queried or rebuilt.

The number of neighbouring properties

Testing one neighbour's rear elevation is quick. Testing a courtyard of flats with obstructed windows on four sides is not — each additional window multiplies the analysis and the reporting.

Whether the scheme passes first time
