Planning fees in England changed twice recently: the big restructure of April 2025 (the householder fee doubled), and the first annual CPI indexation on 1 April 2026, which added 3.8% across the board. A householder application is now £548. This calculator applies the current official schedule for the common application types.

Three things people miss

  • Fees rise every April — the 2023 regulations index them to September's CPI, so budget ahead for spring submissions.
  • The fee is per application, not per attempt — a free-go for resubmissions no longer exists in most cases, which makes getting the documents right first time (see the checklist generator) genuinely valuable.
  • Invalid ≠ refunded — an invalid application parks your fee while the clock never starts.
